Getting a Real Estate License in 2027: A Month-by-Month Timeline Built on Your State's Deadlines
Plan a 2027 license backward from your target date: what sets the length of each stage, the eligibility and exam clocks in 12 states checked on October 28, 2026, and two worked 2027 calendars for North Carolina and Washington.
Short answer
Work backward from the date you want to be licensed. Your state's required hours and your school's schedule set the course length. After that, eligibility can take days, Pearson VUE lets you book as late as the day before, and licensing takes from days to a few weeks after you pass. The clocks matter more than the steps: as checked on October 28, 2026, North Carolina gives 180 days to pass both sections, Washington 6 months between its two exams and 2 years from your courses, and Texas 1 year from filing your application to pass.
Count back from your target date in four stages
The fastest way to plan is to pick the month you want to hold a license and work backward. Every state checked for this guide runs through the same four stages, but each stage is timed by someone different:
| Stage | What sets its length | Examples, checked October 28, 2026 |
|---|---|---|
| 1. Prelicensing education | Your state's required hours and your school's schedule | New Hampshire 40 hours, North Carolina 75, Arizona and Washington 90, Colorado 168; California three college-level courses of at least 45 hours each |
| 2. Becoming eligible to test | Your school or your commission | Washington schools can take up to 7 days to send completions to PSI. North Carolina emails a Notice of Exam Eligibility within 5 to 7 business days of a complete application, and Pearson VUE's authorization follows within 1 business day |
| 3. Booking and sitting the exam | Seat availability at the vendor | Pearson VUE's Texas, Arizona and Florida pages allow appointments up to one calendar day ahead. California's eLicensing lets qualified examinees self-schedule as late as 6:00 a.m. on exam day. Iowa's bulletin asks candidates who register by mail to send the form at least two weeks ahead |
| 4. Getting licensed after a pass | Background check, application processing, a broker | North Carolina's booklet expects certificates about 10 calendar days after the exam when there are no character issues (its FAQ says 7 to 10 business days). Texas emails the license 5 to 10 business days after a pass once the background check clears. Washington fingerprint results take up to 14 business days, and Virginia's PSI fingerprinting can take 4 to 6 weeks |
Stage 1 is the one you control most. It is also the right time to start national-portion practice: practice planned for launch that runs in any computer, tablet or phone browser can fill commutes and breaks between classes. The licensing steps guide lists the required hours by state; this guide is about the calendar around them.
The clocks that can erase your progress
The stages are predictable. What derails a 2027 plan is a deadline that starts running at one stage and expires at a later one. These are the clocks printed in each state's handbook or on its commission's pages:
| State | Clock | What it means for planning |
|---|---|---|
| Arizona | Prelicensing completed no more than 10 years before you apply; apply within 1 year of passing | Long windows; the risk is waiting too long to apply |
| California | Unlimited exams during the 2 years after you file your original application; DRE's license application form is offered only to those who passed within the past year | After 2 years, you file again and requalify; after a pass, apply within the year |
| Colorado | Each portion's passing result is good for 1 year; apply within 1 year of passing the whole exam | Pass both parts close together |
| Iowa | 60-hour course within the 12 months before the exam; take the exam within 90 days of registering; apply by the last business day of the sixth month after the exam | Three clocks in a row |
| New Hampshire | Take the exam within 3 months of PSI receiving your registration and within 6 months of starting a 40-credit course; pass both portions within 6 months of your first exam or before 8 attempts | Missing the last one means another prelicensing course |
| New Jersey | Exam eligibility expires one year to the day after it is issued; pass and apply before then | The clock starts when your school reports you |
| North Carolina | Notice of Exam Eligibility valid 180 calendar days and can't be extended; prelicensing course completed within 3 years before you apply | Pass both sections inside the 180 days |
| Pennsylvania | Unlimited salesperson attempts within 5 years of your earliest required course; a passing score is good for 3 years | Apply within the 3 years, counted from the day you passed the first portion |
| Tennessee | Apply within 1 year of passing all portions | |
| Texas | You have 1 year from the date your application was filed to pass the exam, retakes included | As a Passy suggestion, file when you can finish your course and test well inside that year |
| Virginia | Application and fee received within 1 year of your original exam date | A retake doesn't restart it |
| Washington | Exams within 2 years of finishing your courses; both exams passed within 6 months of each other; apply within 1 year of passing | Fail one exam late in the window and you may retake both |
Texas's row comes from Pearson VUE's September 2026 Texas handbook, because TREC's own site couldn't be reached on October 28, 2026; Texas's prelicensing hours aren't listed for the same reason. Virginia's prelicensing hours, Florida and New York couldn't be checked either, so confirm their rules directly. Several clocks are also retake rules; the retake guide covers waits and attempt limits.
A 2027 calendar for North Carolina, worked backward
This is a Passy illustration with example dates, built only on the rules in North Carolina's April 2026 licensing booklet and the Commission's FAQ. Suppose you want to be working as a provisional broker by July 2027.
| When (example) | Step | Rule behind it |
|---|---|---|
| February to mid-May 2027 | Take the 75-hour Broker Prelicensing Course and pass its end-of-course exam | Your school sets the schedule; the course must be within 3 years before you apply |
| Late May 2027 | Order a criminal record report, then apply online with the $105 fee | The report must be prepared within 6 months before you apply |
| Early June 2027 | Receive your Notice of Exam Eligibility; your 180-day window starts | Notice within 5 to 7 business days; book with Pearson VUE 1 business day after |
| Mid-June 2027 | Sit both sections | Separate cutoffs of 75 on each |
| If you fail a section | Refile your application ($105), pay Pearson VUE's exam fee again and retest at least 10 calendar days later, inside the same 180 days | Both sections must pass in one eligibility period |
| Late June 2027 | License certificate arrives about 10 days after a passing exam | Issued on inactive status; you and a broker-in-charge file the activation form |
One trap sits in this example. North Carolina licenses expire on June 30 and must be renewed by then, even when they were issued in May or June. A license issued in late June 2027 would need renewing almost at once. The guide to what comes after passing covers that renewal and the 18-month postlicensing deadline.
A 2027 calendar for Washington, worked backward
Washington's clocks run from your courses and from your first passing exam. The same kind of illustration, for a license by October 2027:
- January to May 2027: the 60-hour Real Estate Fundamentals and 30-hour Real Estate Practices courses. The 2-year exam window starts when you finish.
- Late May 2027: your school sends completions to PSI, which can take up to 7 days, and PSI emails you a registration link.
- June 2027: take the state and national exams. Pass the second within 6 months of the first, or you retake both.
- Right after passing: submit fingerprints. Washington's DOL asks for them only after you pass, and results take up to 14 business days.
- July 2027: apply online from the email DOL sends once the earlier steps are done, normally within 72 hours of passing. You have 1 year from your final exam.
DOL's fee table lists $210 for the exam, $210 for each retake and $233 for the original broker license.
Building study time into the calendar
Study for the national portion while the course is still running, not only after it ends. If you plan in short daily blocks around evening classes, daily-goal practice planned for launch, to keep a streak going between classes, suits that rhythm.
Then put the exam date into the free study planner so the last weeks before booking are already mapped. For a longer view of what is fixed for 2027, the 2027 exam guide lists the outline versions in force.
A week before booking, check whether you are actually ready. A Perfect 10 challenge planned for launch, for a quick readiness check is one way to test that, and the free practice questions are another.
